How Dangerous Is that Mold In Your House?
The concerns of mold in recent years have become more prominent in North Texas homes. But mold is something we have always had; so now why is it such a concern? There are indeed some serious problems that can arise if left untreated and allowed to grow. It can affect indoor air quality and in extreme cases can cause health problems.
What Affects Mold Growth
The single most important factor in mold growth is water. If you're buying a home you'll want to watch for unattended moisture problems. That does not mean that if there has been water in the home for some reason, there is automatically going to be a mold problem. But if an area has been neglected it may be worth avoiding. I have helped a client recently buy several HUD foreclosure homes in the North Dallas area with small mold concerns that were easily repaired.
If You're Selling Your Home
If you 're a homeowner, correct any small concerns before they become big problems. Stop the source of moisture and, generally, it is recommended that cleaning of areas smaller than 10 sq. ft. with a strong detergent solution (not bleach) usually does the trick. In bad cases where flooring, sheetrock or other materials are damaged beyond cleaning, replacement of affected materials is usually inexpensive if you catch it early.
The best protection against problems in this area is prevention and education. Inspect your property carefully on a regular basis, certainly after a good North Texas rain. Inspect behind the normal water sources regularly for leaks; refrigerators, sinks, plumbing, clothes washer, air conditioner drains, etc.
